A new method of calculation which has increased the number of “thermal strainers” in France, these energy-intensive homes classified F and G.

The DPE is now compulsory for the sale and rental of housing. Accommodation in class G should be banned for renting in 2025 and F accommodation in 2028. “The fact of no longer being able to rent a home will inevitably influence its price and will also influence the financing of this home, in particular for an investor, explains Jean-Marc Torrolion. Even if for the moment, we have not measured the effects “.

In this new DPE, there are two thresholds. The first concerns energy expenditure, energy consumption fixed at 330 kWh per m2 per year. And the second, which was added this summer, concerns greenhouse gas emissions set at 70kg of CO2 per year. “It is this second threshold that reinforces the power of the DPE”, underlines Jean-Marc Torrollion. “But these two thresholds are not cumulative, because it suffices to be in-below one of the two thresholds to no longer be decent “, reminds the president of Fnaim.

For him, it was urgent to react because without this new method of calculation set up by the government, “we would end up with a large volume of housing classified as indecent from an energy point of view by 2025”. A rectification of the existing DPE which concerns dwellings built between 1948 and 1975. Dwellings built before 1948 and after 1975 are therefore not concerned.
