Every day, hundreds of properties change hands in Quebec, most without us knowing the fine details. That was before we were interested in it… Here are the latest transactions that caught our attention.
A huge property in the small municipality of Austin, on the shores of Lake Memphremagog, finally found a buyer for $7.1 million.
Located at 57, avenue Davidson, not far from the abbey of Saint-Benoît-du-Lac, in Estrie, this vast residence offers 743 square meters (8,000 ft2) of living space, including six bedrooms, three bathrooms, two bathrooms, a 46 m kitchen2a walk-in refrigerator and a cellar capable of holding 800 bottles.

It was built in 2002, then expanded from 2007, on a wooded plot of 20,607 m2 (2.06 hectares) offering no less than 100 m of width on the coastline of Sargent Bay. It is worth adding that it is located in a landscape area considered to be of “higher interest” for the MRC Memphrémagog.
The couple formed by Hélène Rodrigue, CEO of Inspiraction Inc., and François Martel, CEO of the Académie Culinaire and La Réserve Culinaire, had owned this residence for more than 20 years. It was built up gradually, over the years and transactions, from the purchase of a first lot from a woman named Anne Vera Davidson in 1997.

In the summer of 2022, this residence was listed at $8.9 million. Almost a year later, in May 2023, its price was reduced to $7,950,000. Finally, this residence found a buyer for $7.1M, or 20% below the original asking price.
On the last municipal assessment roll, this residence was assigned a value of $6.52 million. A transfer tax of $201,843, payable to the City of Austin, was added to the purchase price for buyers.
