Should the 40 million tenants fear an increase in their rents? With the return of inflation, the benchmark rose. The landlord can legally raise a rent if a tenant has signed an annual readjustment clause.

This is yet another indicator on the rise. The IRI, the benchmark rental index, rose 0.83% in the third quarter. Driven by inflation, this is its biggest increase of the year. What make tenants fear a new surge in rents. For 20 years, their amount has increased on average by 50% in France. Growth at the rate of inflation, essential for owners. “If a landlord does not readjust his rent, he will see his property income deteriorate”, indicates Bertrand Dalin, real estate agent.

Even if this indicator increases, it is not this indicator that automatically drives up rents. It serves above all as a ceiling for owners and prevents any excessive increase. Jean-Michel Camizon, president of the Clameur association, is categorical: “IRI is by no means a factor in skyrocketing rents. Rent is set is by the market.” Revising a rent is only possible in two cases: once a year on the anniversary date of the signing of the lease or when there is a change of tenant.
