This year, we are renovating! | The Journal of Montreal

It’s decided, this year, you will finally tackle the renovation of the bathroom that really needs it. Here is a step-by-step procedure to follow to properly plan your project.

DEFINE YOUR PRIORITIES : We determine the improvements that we want to make in our house, by targeting the irritants, the existing elements that we appreciate and that we wish to keep and the structural constraints. We then list our wishes, and we set our priorities.

SETTING UP A BUDGET : We evaluate the amount that we are ready to invest in our renovations and we plan the financing with our financial institution. At this stage, we make a few visits to specialized shops to find out the prices of the items we want.

DRAW THE PLANS : If you take care of the project yourself, it’s time to make a plan to scale.

FIND YOUR PROFESSIONALS : In the context of the current shortage, it is better to book the contractor, designer or architect early. To find them, you call on your entourage or local shops. At least three very detailed budget submissions are made before handing over the reins of the project to a contractor and their references are checked. A work schedule is established with him.

GET PERMISSIONS : You apply for the required permits from your municipality. We also notify our insurer.

GO SHOPPING : We do all the shopping to avoid delivery delays at the time of the work.

Decoration advice

A successful project presupposes that we have spent as much time preparing it as realizing it. The more we are ready, the more we limit the inconvenience.

A wood floor, or ceramic that imitates wood, brings a warm finish.

When space permits, two sinks come in handy, especially if the whole family shares the bathroom.

It’s trendy: decorative wall coverings that give the impression of a large stone slab.

A small ottoman adds a decorative touch, especially this model with a knit finish.

A good investment?

We never recover 100% of the money invested during a renovation, this is particularly true in the current real estate context.

  • The kitchen and the bathrooms are the rooms where we recover the maximum, insofar as we choose materials corresponding to the value of our residence.
  • Bold choices (brightly colored tile, wallpaper, etc.) tend to make the home less appealing to some buyers.
  • If we decompartmentalize, it is preferable not to reduce the number of bedrooms in the house.
  • You have to keep in mind that children grow up quickly, that our needs change.
