This two-level condo in the upper part of a building carefully renovated by its owners, who occupy the lower part of the building, benefits from abundant natural light and two terraces. Inviting and very quiet, the interior aspires to well-being, in the heart of the La Petite-Patrie district.
Marilyne Cloutier Turcot and Adriano Iannetti had been married for a year when they bought this building from a family estate in September 2019. “The children were selling their mother’s property and they chose us because they saw that we wanted to found our family there,” says Marilyne Cloutier Turcot.
The building dating from 1924 required major work, and the young couple wanted to transform the interior by creating two separate units: the first organized in the basement, on the ground floor and on the second level for them and their future children. , then the second distributed on the third and fourth levels on the mezzanine to form a large apartment of 1590 sq.ft.2.
It was necessary to carry out a complex asbestos removal, to consolidate the structure with load-bearing walls, then to take care to insulate the building well on the thermal and phonic levels. In addition, the basement was excavated to meet current standards and to obtain an 8 ft high ceiling. “We really renovated everything to make it clear, comfortable and that there is no noise or vibration between floors,” says Adriano Iannetti, General Manager of Auroral Windows and Doors.

A mezzanine kitchen
The owners have decided to build the upper apartment first, which is intended to be sold. Two bedrooms, two bathrooms, the living room and the reading area are organized on the first level of the condo (third floor of the building). The latter could easily be converted into a closed room to make an office, a third bedroom or a work room for a massage therapist, for example.
The kitchen, meanwhile, occupies the new mezzanine.
We thought it was nice that the kitchen and the dining area were on the top floor, because they lead directly to the terrace. The architects were a little skeptical about this idea, but the result is really successful.

“From here, we enjoy a magnificent view day and night, because we can see all the way to downtown Montreal and the place is completely private,” points out Marilyne. The architectural firm Inform, responsible for the project, suggested that the owners install a floating metal staircase to access this overhanging space. Openwork, this beautiful architectural element maximizes the passage of natural light.
The integration of generous windows on all floors at the rear of the building also accentuates the luminosity and produces an effect of grandeur.
Maryline made the design choices for the apartment, betting on the simplicity of an immaculate backdrop and the beauty of materials such as the white oak floor or the custom-made kitchen cabinets in Russian cherry with lacquered doors.
Monochromatic design
“It was also very important for us to choose Quebec or Canadian suppliers and craftsmen and to imagine a pleasant environment to live in. For me, the house is an anchor point, a daily haunt where you can recharge your batteries. I created a monochromatic design, where nothing clashes with the eye so that it is peaceful. I am inspired by this same guideline for our condo which is being developed on the lower floors, because this type of decor has a good influence on my mood and my creativity”, remarks Marilyne, who is a director, marketing and communication, passionate about interior design.
It is true that the omnipresence of white, light wood and the fluidity of the volumes breathe a soft and minimalist atmosphere into all the rooms. The addition of a gas fireplace in the living room brings a warm touch.
Very involved in this project, which lasted two years, Marilyne and Adriano did everything possible to ensure that their future neighbors lived in a comfortable and up-to-date environment, while respecting the original style of the front facade. “We integrated a home automation system. The new owner will therefore be able to take advantage of smart technologies for his home from his cellphone application,” they specify.
Now, the time has come for them to complete the renovation of their own accommodation!
