On Wednesday August 24, the rent freeze for very energy-intensive thermal housing came into effect. The government’s objective is to push homeowners to do renovations.
Bad news for landlords, they will no longer be able to increase the rents of poorly insulated housing. Dwellings classified F and G are affected by this rent freeze. The measure will go even further in 2023, since energy-intensive housing rated G can no longer be rented. This will then be extended to housing E in 2025 then F in 2028 and finally E in 2034. Some fear that they will never be able to achieve top marks since the accommodations are old.
The problem for the owners should therefore be significant since some will no longer be able to rent the accommodation. “The danger is that the reaction of the landlords, if they are at an impasse for the renovation, an impasse for the increase in rents, the reaction of the landlords is the sale”explains Jean-Marc Torrollionpresident of the FNAIMwhich fears too many housing sales. 1.6 million tenants live in very energy-intensive housing.
