In France, about 4.1 million DPEs were conducted from December 2023 to November 2024, reflecting a significant increase in demand. In today’s real estate market, the Energy Performance Diagnosis (DPE) has emerged as a critical aspect of property transactions. With the ongoing restrictions on leasing energy-inefficient properties, obtaining a DPE—an assessment that evaluates the energy and climate performance of residential buildings—has become a vital process for both buyers and sellers. From December 1, 2023, to November 30, 2024, around 4.1 million DPEs were conducted across France, marking an increase of 250,000 compared to the previous year.

Rising Costs of DPE Diagnostics

As homeowners navigate this evolving landscape, they face the reality of increasing DPE costs in 2024. A recent study by Kiwidiag, a platform dedicated to online diagnostic bookings, reveals that the average price for a DPE in France has surged by 4.82% year-over-year, reaching approximately 180.54 euros for a standard three-room apartment as of December 1, 2024. “Given the heightened regulatory requirements and the growing complexity of the services, this increase in DPE pricing is essential to maintain the quality and sustainability of the assessments provided by certified diagnosticians,” states Yannick Ainouche, president of the Interprofessional Federation of Real Estate Diagnosis.

To arrive at this conclusion, Kiwidiag’s scientific team examined pricing data from around 3,000 DPEs on properties, with sizes ranging from 90 to 120 square meters for houses and 60 to 90 square meters for apartments. Price data was gathered from the three leading booking platforms in France, as well as through direct inquiries with diagnosticians not associated with these platforms. It is important to note that these prices encompass travel expenses and report preparation, with many diagnosticians offering packages that provide reduced rates depending on the volume of diagnostics, which were not factored into this analysis.
