Every day, hundreds of properties change hands in Quebec, most of them without knowing the fine details. That was before anyone got interested in it… Here are the latest transactions that caught our attention.
A luxury residence in the Duvernay district of Laval has just been sold for $2.45 million, almost $400,000 less than the asking price.
Located at 3911, rue du Vicomte, a crescent in the Val-des-Brises sector, the property – with marble floors – was still listed, until recently, at $2,848,000 on the Engel & Volkers.

The 17-room house, including four bedrooms, five bathrooms and three garages, all resting on a 17,000 sq.2was previously owned by a couple formed by Giovanni De Ciccio and Chanelle Marcil-Dufort.
The latter had bought this residence relatively recently, on October 26, 2020, from the hands of Fabio Dell’Aquila, for $ 890,000. This is almost three times less than the amount obtained for its sale.

This difference in value would be explained mainly by major renovations made to the residence starting in 2021. According to the information provided by the sellers, the value of these renovations would be close to $1.2 million.

The sale was concluded for the appreciable amount of $2.45 million, but still below the expected price ($398,000). Transfer duties of $58,128 payable to Ville de Laval are added to the purchase price for buyers.
