Sibil Seferyan-Taylor started to put everything in place in September 2018. Sibil also wants to buy his mother’s duplex at the ridiculous price of $ 250,000. Before proceeding, the notary requires that a doctor declare the elderly woman capable of consenting to such transactions. She then turns to other notaries.
From one, she will obtain the deed of sale for the duplex (at $ 350,000, $ 100,990 under the value entered on the property assessment roll). The notarized document provides for an “irrevocable and unconditional” gift of $ 175,000 from the mother to the daughter, while the balance of $ 175,000 must subsequently be paid to the mother, who also retains a right of use. From another notary, Sibil obtains to be the sole agent of his mother in the event of incapacity.

Mother and daughter have a joint account. On December 18, Sibil withdrew $ 175,000, the amount of the check deposited for the payment of his balance. She then invests this amount in a guaranteed investment certificate in her own name.
In December 2018, Mme Mavyan-Seferyan is diagnosed with moderate dementia and his doctor concludes “in a situation of physical and psychological abuse on the part of his daughter. Worried, he referred her urgently to the regional outpatient geriatric program ”.
Two months later, Mme Mavyan-Seferyan will also tell the social worker on file that her daughter “regularly hits her on the head and on the back.”
Control beyond borders
In the spring of 2019, the son of Mme Mavyan-Seferyan files an appeal in Superior Court and obtains that his mother is lodged with him. The judgment cannot be executed: again, she had been brought to Florida by her daughter, a condo administrator there.
On July 8, 2019, the duplex was sold to a third party for the sum of $ 565,000, with a clause stipulating that Mr.me Mavyan-Seferyan waives all rights to the property.
