In the event of unpaid rent, tenants can now be evicted immediately if a judge finds them to be in bad faith.

Renting your apartment, an investment that can turn into a money pit in the event of unpaid rent. This is what happened to Cécilia Blachas. When her father died, she inherited an apartment which she rented out. The value of the rent is 1,500 euros per month. But, for seven years, its tenants refuse to pay. “73,000 euros in unpaid debts, 25,000 euros in charges that we paid in their place, 8,000 euros in lawyers and bailiffs… We exceeded the 100,000 euros mark”laments Cecilia.

A shortened time

Attacked in court, the tenant couple multiplies the appeals against the eviction. However, on social networks, they appear during their seaside or ski holidays. After six years of proceedings, Cecilia has finally recovered her property. This deadline would no longer be the same today thanks to the law adopted by the Senate. From now on, if a judge finds the bad faith of the tenants, they can be evicted immediately. Another change is that the period for applying for expulsion is reduced from a maximum of three years to one year.
