The zero rate loan (PTZ) is extended until the end of 2023

This is the main aid for the acquisition of housing, the zero rate loan (the PTZ) has been extended until December 31, 2023 by the finance law, under the same conditions as in 2021. The details of Charlie Cailloux, legal advisor for the real estate site PAP.fr.

franceinfo: We are going to remind you of the conditions of this aid!

Charlie Cailloux: The zero rate loan is a free credit: you are loaned money (up to 138,000 euros) that you will obviously have to repay since it is a loan, but you will not pay interest. It allows you to finance 40% of the acquisition, and therefore to considerably increase your borrowing capacity.

138,000 euros, but it’s huge!

Yes, this is the maximum amount that can be obtained by a large family buying new housing in the Paris region, but the amount of the PTZ depends on several criteria: it depends on the composition of the household and its resources, and on the location of the household. home that you plan to buy. You can get it for an acquisition in the new (the construction of a single-family house or a purchase on plans).

In the old one, be careful, there are two additional criteria: on the one hand, the PTZ is only open in the least tense areas (areas B2 and C) and on the other hand, and it is very important, it is conditional on the completion of work.

And these are major works since they must represent 25% of the overall cost of the operation: if you buy a home that costs 120,000 euros, you will have to plan at least 40,000 euros of work. Finally, the work must make it possible to achieve at least the energy label E of the energy performance diagnosis.

How do you get the zero rate loan?

Most banks offer it, and it is requested when negotiating a mortgage. You can already estimate the amount of PTZ you can claim on the Anil site. Ah yes, I have not yet specified it but the PTZ is only for the first acquisition of its main residence; the property acquired cannot therefore be leased, with rare exceptions.

So if we have already been entitled to a PTZ, we can no longer benefit from it?

In principle, no, the PTZ is once and that’s it… except in certain cases! You can benefit from the PTZ again if you have not owned your main residence during the two years preceding your loan offer. If you are not in this case, know that you can, with the agreement of your bank, request the transfer of your PTZ to your new main residence.
