Ive-Étienne Lapierre was not 30 years old when he built his house in 2019 in Saint-Ours, on the banks of the Richelieu River, not far from Sorel-Tracy. “I drew the plans myself,” he said. And they were then certified by an architectural firm. »

“A real estate agent friend introduced me to this land when I had already decided to build in a residential area of ​​Sorel-Tracy. But when I came to visit the land, I fell in love with the 180-degree view of the river, so I bought it right away,” says Mr. Lapierre.

The Richelieu River runs along the land of the property with an area of ​​approximately 43,000 sq. ft.⁠2. A small beach has been created at the edge of the river. Even if a small part of the land is in a 0-20 year flood zone, the house is not at risk of being flooded, says Ive-Étienne Lapierre. “There are several landings that I had made to access the river and therefore, there is a good difference in altitude between the house and the river,” he assures. There are at least twenty feet between the water and the first landing and the Richelieu has never left its bed at this point to reach the first landing. »

With 14 rooms, including the possibility of 5 bedrooms, the house built to the Novoclimat standard is large.

The living area reaches 341 m⁠2, not counting the triple garage. It is distinguished by large interior volumes, a ceiling of around twenty feet and large windows. Ive-Étienne Lapierre really enjoyed living in this house, but will not regret leaving it. “For me, it’s real estate,” he said. I already have other real estate projects in progress.
