Julien Masia, chef and owner of the renowned Arvi restaurant in Quebec City, and his wife, Ariel Pinsonneault, sell their house on Île d’Orléans, bought in 2019. Why only two years in Sainte-Pétronille? Because Julien Masia is in the process of acquiring a vineyard in the Quebec region. And this one comes with a house.

Provided with a lot of more than 34,000 sq. Ft.2, the house on rue d’Orléans has long been the home of a local photographer, Charles Leclerc, and his wife. “We fell in love with their house,” says Julien Masia. She had 19 rooms with lots of little nooks and crannies. A real labyrinth! It was completely renovated at the beginning of 2020 to free up large spaces and retain its somewhat old style, with in particular the stucco ceilings. We occupied it two weeks before confinement! It was perfect. ”

This renovation made it possible to release 15 rooms; today the house has 4 bedrooms and 2 bathrooms. In total, nearly 3,000 sq. Ft.2 habitable, which makes it an ideal home for a large family, when working from home. “We are two adults, four children, two dogs and three cats! », Lists Julien Masia, laughing.

On the ground floor, a very large kitchen with interlocking larch flooring has been completed, keeping the original wooden beams and creating a large island. The windows have been completely redone, except for the two windows on the front facade. The interior is thus very bright, airy and equipped with fairly large spaces.

A turnkey house or almost

A large master bedroom has also been fitted out under the mansard roof. The former owner had previously made a meeting room with a bar there. “I had it transformed into a room with cedar, as is done in Savoy, where my father is from,” explains Julien Masia.

Another bedroom has been installed in a large space giving the impression of a loft. One bathroom has been completely renovated, the other, vintage, has kept its charm of yesteryear, but needs a new tap.

Julien Masia and Ariel Pinsonneault also appreciated their large 20 ‘by 53’ garage, a three-season double garage with a wood-burning fireplace that allows you to organize parties.

The house, facing west, is heated by a dual-energy furnace; suddenly, the wood stove in the basement is not used.

The tin roof dates from 1983. Julien Masia estimates that it will perhaps need a lick of paint in two years, and a change of a few screws on the roof. “Otherwise, it is of very good quality,” he assures us.

The water quality was tested in 2019, during the purchase, which can be done for free in Sainte-Pétronille. “On Île d’Orléans, everyone knows that the water is sulfur, but you just need to put a filter. We decided not to use it. It’s part of local folklore! He says.

Will buyers have any renovations to undertake? “Frankly, they won’t have anything to do,” replies the chef. Except maybe the two windows in front. The paint is white all over. The house is well insulated. By changing the windows, we saved $ 1000 in heating per year. We also redone the artesian well pump. It is a turnkey house. ”

The area of ​​this area is quiet. The street is quiet and the vendors have no neighbors behind. There are agricultural fields and a wood (full of mushrooms, it seems!) Nearby, which goes all the way to the tip of Île d’Orléans.

The couple are moving forward with their other life project, but they will have fond memories of this property. “I worked so hard,” says Julien Masia, “that without our new project, we would have stayed there. The property is magnificent. Having it fenced all around for our dogs is an asset. But hey, we’ll be pretty well where we’ll be soon… ”
