This is one of the objectives set by the President of the Republic: to renovate more than 200,000 homes considered to be energy drains in 2024. Five billion euros have been released to help owners carry out the work. Today, 40% of collective housing is rated from E to G, therefore a very bad rating. The Minister of Ecological Transition, Christophe Béchu, announced Monday February 12 in the newspaper Le Parisien – Today in France several measures regarding thermal strainers.

The minister starts from an observation: the smaller the surface area of ​​a home, the more hot water weighs on its energy rating, regardless of the number of occupants. Thus, almost 30% of apartments of less than 40 square meters are considered thermal sieves. By modifying this calculation, Christophe Béchu ensures that 140,000 housing units will be able to move out of categories F or G.

An online simulator

For those who already have an Energy Performance Diagnosis, the government promises that an online simulator will be available this week, which will make it possible to obtain a new label in the event of a change of category. The calendar does not move. From January 2025, energy-intensive housing will remain prohibited for rental. On the other hand, Christophe Béchu wishes to relax certain rules, an amendment will be tabled to this effect in Parliament.

For accommodation classified F or G, “in the event of tacit renewal of the lease, the landlord cannot be held responsible for renting a colander if his tenant refuses leave for work”, says the minister in The Parisian. A second amendment concerns “condominiums which have voted for renovation work on their common areas, the ban on renting will be suspended for two years from the date of the vote”, time to complete the work.

Thus, the minister says he wants “simplify the lives of those who want to do work”while respecting “the laws of thermal renovations”.
