“Summer has given us color […] rates have fallen twice in six months, and sales volume increased by 1% over the last quarter” 2024, enthuses Sunday October 13 on franceinfo Charles Marinakis, president of the Century 21 France real estate agency network. Prices have therefore fallen by “2.2% for apartments” and of “5% for houses” in France, he continues.

The government has made several proposals to revive the real estate market, including the extension of the zero-interest loan [PTZ] for modest first-time buyers, extended to the entire territory next year (and no longer only to tense areas as is the case today). A measure that the president of Century 21 France cautiously welcomes: “We must welcome this measure if it is confirmed, he believes. In France, the laws are rather well made in spirit. The conditions of implementation are another story!”

The Minister of Housing, Valérie Létard, also proposed a possible relaxation of the timetable for banning the rental of thermal strainers, it could in particular be adapted for co-ownerships. Housing with an energy performance diagnosis (DPE) G will be prohibited from renting by January 1, 2025. A timetable “fast”regrets Charles Marinakis: “We have to think on a case-by-case basis, perhaps granting some exemptions.” According to the real estate professional, “82% of buyers are concerned about DPE, according to one of our studies, so it’s a real concern” owners.

Concerning the taxation of furnished rentals, such as Airbnb, Charles Marinakis is campaigning for “a private landlord status, to harmonize all existing niches”. The tax loophole for furnished rentals was eliminated by the Council of State last July.
