Every day, hundreds of properties change hands in Quebec, most of them without knowing the fine details. That was before anyone got interested in it… Here are the latest transactions that caught our attention.
A residence in Terrebonne, located on rue du Faîte-Boisé, has just found a buyer for the sum of $1,310,000.
At the most recent three-year assessment roll (2023-2025), which reflects the July 2021 market, this residence was assigned a value of $1,097,800.
The price obtained ($1.31 million) therefore allows sellers to benefit from a premium of just over $200,000, or some 19% compared to the last property assessment.
The couple of sellers had bought this Terrebonne property in December 2017.
A transfer tax of $30,143, payable to the City of Terrebonne, is added to the purchase price for buyers.
In the middle of the week, Centris listed just over 300 properties for sale in this municipality in the northern crown of Montreal.
On the same day, only 35 apartments, condos or houses were offered for rent in Terrebonne. According to Centris, their price varies between $1450 and $3500 per month.
