Some 18 very specific criteria for real estate searches in France were scrutinized as part of a study conducted by SeLoger.

Apartment, house, castle, in the city, in the countryside…. Despite the crisis in the real estate sector, some continue to dream big, or more modestly, of becoming the owner of their “home”. But what does it really look like? The SeLoger site conducted a vast survey* based on searches carried out on its platform in order to define the main criteria of French people in their real estate searches. By examining the different requests, sometimes very specific, the site was able to identify major trends.
So, certainly, future owners are mainly looking for a house (64%), with a living space of a minimum of 80m². On the exterior side, the “garden” (16.3%) and “terrace” (14.8%) filters compete for first place in searches. Another key lesson from this study: the ideal budget is 320,000 euros for a house.
Finally, even if Paris is at the top of the ranking of cities most searched for by the French in 2023 on SeLoger, “it only captures nearly 5% of searches“, specifies the platform. In other words, the French are taking an increasingly attentive look at their entire research region, “giving pride of place to medium-sized citiess”, specifies the site.
An architect named Midjourney
Building on these lessons collected internally, the site has pushed the “dream” of the French even further : modeling the ideal home using artificial intelligence. Based on the 18 most sought-after purchasing criteria in 2023, the platform created the perfect home, notably using the Midjourney image generator.
For this, the building had to be located by the sea – acclaimed by nearly 4 French people out of 10 -, that it is on one level (47%) and that it displays an architecture typical of its region, and in particular a Provençal farmhouse (for 37% of requests) with stones on the facade, in a setting of greenery… But not necessarily a swimming pool, which only comes in fifth position (54%) of requests, behind the vegetable garden and the barbecue area.
For the interior, 78% of users dream of brightness, indicates the study, with bay windows, an unobstructed view and spacious living rooms. On the decor side, neutral tones and raw materials dominate with a strong expectation for comfort, with sofas, armchairs and other “king size” beds…
Finally, and this is something new, notes SeLoger, “in a context of energy transition, the ecological nature and self-sufficient home is essential for more than 8 out of 10 French people (84% and 81% respectively).“
