Transfer duties of $41,393 are added to the sale price. Last year, this same property was put up for sale for $1.75 million.

The notarized documents state that the building, which offers a breathtaking view of the river and L’Isle-aux-Coudres, is located within the agricultural zone established for Baie-Saint-Paul by the Commission de protection du territoire agricole du Québec (CPTAQ), but is subject to acquired rights.

Nevertheless, the purchaser has acknowledged that he may not use this building for any purpose other than agriculture or carry out a prohibited subdivision or dismemberment without the authorization of the CPTAQ.

The residence is located near a bay of Lac du Pimbina, in Lanaudière. Transfer duties of $19,895 are payable to the City of Saint-Donat.

The residence, which offers direct access to Baie Saint-François, from the lake of the same name, was sold to an entrepreneur in the mechanical industry.

At the most recent assessment roll, the property had been assessed at $1,945,800, an increase of 15% compared to the assessment made three years ago ($1,690,600). In 2023, his property taxes amounted to $12,268.
