Mont-Carmel Residence | Henry Zavriyev guilty of contempt of court

The elderly people evicted from the private seniors’ residence at Mont-Carmel have just won another victory. Their owner, Henry Zavriyev, has just been convicted of contempt of court by “intentionally” contravening an injunction which required him to maintain services in the residence.


Judge Daniel Urbas, of the Superior Court, believes that Henry Zavriyev had a duty to maintain services in the RPA, even if the latter considered the order “vague and non-enforceable”. In a previous judgment rendered in 2022, Judge Sylvain Lussier had in fact issued a “protection order”, ordering Mr. Zavriyev to maintain the services and certification of the Mont-Carmel residence.

Henry Zavriyev, one of the best-known real estate speculators in Quebec, acquired this RPA in 2021 and announced its transformation into a rental property a few months later. The building then had 63 units housing seniors and more than a hundred rental housing units. However, around fifty residents opposed this reconversion project in court. Last March, however, Mr. Zavriyev indicated that he was giving up on evicting these elderly tenants.
