Luxury home sold for $4 million in Dorval on the shores of Lake St-Louis

The Royal Quai, a new residential complex for millionaires, located on the shores of Lac Saint-Louis in Dorval, has just found a new buyer.

Nearly 4 million dollars were extended to take possession of the luxurious property located at 2, place Kathleen-Laing. Sales taxes (GST and QST) account for $594,594 of this amount.

The house was purchased on June 7 by a Quebec businessman. Transfer duties of $57,902, payable to the municipality of Dorval, are added to the transaction price.

This Royal Quai project was built on a vast wooded plot of 50,000 m2, formerly known as McConnel Woodland. The wetland, considered a flood zone, was backfilled by the developer to accommodate the construction of this district, with the approval, it seems, of the Ministry of the Environment.

Residents of the neighborhood tried to stop the sale of the land in 2018. In a petition, citizens of Dorval had collected more than 2,300 signatures – more than 10% of the city’s population – to ask for the preservation of the place. in the natural state.

Their efforts were in vain. The land, once owned by philanthropist JW McConnell, was sold by his estate to Presti Demeures, the developer. According to the business registrar, this company is owned by Placements Pasquale Presti and Placements immobiliers Presti. The first is owned by the patriarch Pasquale Presti, of Laval, while the second belongs to his son, Paolo Presti, of Westmount.

A total of 31 houses will be built there, including 10 with direct access to the lake. Of these, three houses, including a model house, have already been built. Seven other homes are currently under construction.
