In France, trustees are once again caught up in the crackdown on fraud. Two out of three trustees inspected are in anomaly. Invoices that are too high, lack of information, work not carried out… More and more owners are revolting.

In a building in Villiers-le-Bel (Val-d’Oise), a boiler room has been shut down for more than two years. According to the owners, who paid their charges, their trustee did not pay the maintenance bill. “We had to shut down these boilers”, deplores Alou Konaté, one of the co-owners. Like him, some residents found themselves without heating last winter. Others made do with a backup electrical system. A judicial administrator took over.

65% of trustees in anomaly

Of the 236 trustees inspected last year by fraud enforcement, 65% were found to be abnormal. The ARC, an association of co-owners, points to several examples. “We should not generalize, but unfortunately we see that a majority of trustees are in this practice”, describes Émile Hagège, director general of the ARC. In 2023, 77 warnings were sent to co-owners’ trustees.
