To Like parking spaces, the rental of cellars is on the rise. And for good reason, these small spaces seem to be a profitable investment.
The cellars are a financial vein with very high profitability. Seven years ago, Thibaud de la Baronnière created his own property company, which today owns more than 120 cellars that he rents out to individuals. A cellar of 9 m2 acquired 12,000 euros will be rented 125 euros per month. An advantageous purchase, with tenants who stay longer and low maintenance. “In a cellar, (…) what do you want to have as a problem? The door, the padlock, maybe the electricity with a bulb to change from time to time”explains the latter.
The demand is only increasing for this investor, and the market is booming. To store furniture, the cellar is a much more economical solution than turning to professionals. These would take on average “300 euros per month”, according to a young asset, against a hundred euros here. The rate of return is 6 to 8% for the purchase of a cellar in large cities, and up to 9% in Paris. A great opportunity for smaller wallets, especially in Paris.
