In some municipalities, the purchase of real estate can be profitable in just four years. For others, however, rental remains the only possible option.

In a town in the Oise, a real estate agent has put up for sale a 70 m2 apartment in an old residence. Rented until now at 850 euros per month, it is offered for sale at 97,000 euros. With notary fees of 8,000 euros, the overall cost is 105,000 euros. According to his calculations, the purchase is more attractive in 14 months, compared to paying monthly rent.

Purchasing becomes more and more profitable

In this sector of Île-de-France, an owner makes their purchase profitable on average in four years and eight months, taking into account notary fees, inflation and interest rates. This encourages residents to get started. The duration for making a property purchase profitable varies, from four years in Mulhouse (Haut-Rhin), to more than twenty years in Annecy (Haute-Savoie), but also in Sables-d’Olonne (Vendée).

In this town, prices per square meter have exploded. According to Maël Barnier, spokesperson for Meilleurtaux, purchasing will become more and more profitable. Due to lack of sufficient funds, buying is still difficult for many tenants.
