A small revolution is shaping up in the real estate sector. Soon, the less well-insulated dwellings will no longer be available for rent. The law against energy strainers will force homeowners to undertake major renovations. Some therefore prefer to sell as quickly as possible.
In the city center of Rennes (Ille-et-Vilaine), a building is for sale. Marie-Christine is responsible for finding buyers. In this property, the insulation is almost zero. The accommodation of one of the tenants is what is called an “energy strainer”. If no renovation is done in the building, the law will soon prohibit owners from renting this type of property, which consumes a lot of energy.
From 2023, for certain G-rated dwellings, 2028 for those classified F and 2034 for E. The building for sale in Rennes city center is classified G, the worst possible rating. The work to be done is colossal. “We have a budget of 1.5 million euros for the renovation of the building, for upgrading to standards with regard to fire evacuations”, explains Marie-Christine, real estate agent. The owners therefore prefer to sell and this is the case everywhere in the big cities where the advertisements are multiplying.
