Beachfront property prices are up 3.4% year-on-year

The coastline of Provence-Alpes-Côte d’Azur recorded the largest increase with 5.2% in one year, according to a barometer consulted by France Inter.

Real estate prices by the sea increased by 3.4% between July 2022 and July 2023, according to a barometer of “Best Agents” obtained by France Inter. The property valuation platform even notes a 12.8% increase in property prices in two years in the 500 French seaside resorts. “Over the same period 2021-2023, property prices only increased by 6.6% on average in France”raises the platform.

The coast of Provence-Alpes-Côte d’Azur has the highest real estate prices, with an average of 6,071 euros per square meter, an increase of 5.2% in one year and nearly 14% in two years. “Best Agents” locally records increases of 5.6% in Saint-Jean-Cap-Ferrat in the Alpes-Maritimes, the most expensive seaside resort in France, 6.3% in Ramatuelle in the Var and 7.8% in Saint-Tropez in the Var.

12.8% increase in two years in Corsica

The rise in interest rates therefore does not seem to have had any effect. This clientele “is much more international and less affected by credit conditions specific to France or Europe”, explains to France Inter Barbara Castillo Rico, head of economic studies at “Best Agents”. This expert specifies that it is generally a “much more affluent customers, these are people who will not necessarily ask the bank to lend them money”.

Corsica records the second highest price increase between 2022 and 2023 (5.3%). In two years, its real estate prices have even risen by 12.8%. The price per square meter can reach up to 7,311 euros in Zonza in Corse-du-Sud, one of the most popular seaside resorts on the island, which is less than an hour from Porto-Vecchio.

A drop in prices on the Atlantic coast

The lull in prices actually comes from the Atlantic coast, with a slight increase over one year (+1.8%). The trend has been, in recent years, rather upwards, with an increase of 12% between 2021 and 2023, which could then be attributed to a “post-Covid effect very concentrated on the Atlantic and Brittany”, explains to France Inter Barbara Castillo Rico, head of economic studies at “Best Agents”.

The most expensive seaside resort on the Atlantic coast, Lège-Cap-Ferret in Gironde has even seen its property prices fall this year (-1.8%). “Best Agents” also notes drops of 2.7% in Biarritz in the Pyrénées-Atlantiques and 2.2% in Lacanau in Gironde. The Atlantic coast remains that said “the second most expensive coastal region in France with prices that are displayed at 5,373 euros per square meter on average”depending on the platform.

Languedoc-Roussillon, the cheapest coastline in France

“Meilleurs Agents” also observes a price increase contained in Brittany with +2.6% in one year, against +14.6% in two years. The most expensive resort in Brittany, La Trinité-sur-Mer in Morbihan has thus seen an increase of only 1%.

According to the barometer, the cheapest coastline in France is Languedoc-Roussillon, where the price per square meter reaches an average of 3,740 euros. However, this area is experiencing “beautiful increases: +4.1% in one year and +12.3% in two years”.
