Faced with the success of platforms such as Airbnb, some owners are tempted, in tourist towns, to rent out their property for a large part of the year. However, it is prohibited by law, beyond 120 days a year. The City of Paris goes on the hunt for illegal rentals.
Two agents from the Office for the Protection of Residential Premises criss-cross the tourist district of Montmartre (Paris) in pairs, looking for fraudsters. They question the few inhabitants who agree to open their doors. In each building, the investigators file prospectuses of their passage and reminders of the regulations. Legislation indicates that only owners have the right to rent for a short period, maximum 120 days per year.
After the door-to-door, there are still many checks to be made. “It must be proven that the use of the premises is indeed a residential use, (…) and then, it must be proven that it is not a main residence, and that it is indeed occupied in short term rental“, explains Franck Affortit, assistant to the Office of protection of residential premises of the city of Paris. 150 procedures are initiated per year by the municipality. Fraudsters incur a fine of up to 50,000 euros.
