Quebec and Montreal regions | Jump in residential sales in September

The Professional Association of Real Estate Brokers of Quebec (APCIQ) indicates that residential sales increased by 18% in the Montreal region in September compared to last year, and by 25% in the Quebec region.


The association indicated Thursday that property sales in the census metropolitan area (CMA) of Montreal totaled 3,201 units, exceeding the historical average for the month.

The increase in sales occurred while registrations also increased. New listings increased 9% to 6,207 units, while the total number of active listings increased 15% from last year to 18,078.

The volume of sales in the Montreal region increased by 26% compared to last year to reach 2 billion.

The median price for single-family homes was $590,000, up 7% from last year, while the median price for condos was $415,000, up 4%.

In the census metropolitan area (CMA) of Quebec, residential sales totaled 771 units in September 2024, again a level of transactional activity higher than the historical average recorded since the data was compiled by Centris in 2000.

The picture differs from that of Montreal, since new registrations decreased by 3%, and the total number of active registrations fell by 19% compared to last year.

Sales volume in the Quebec region increased by 42% compared to last year, to nearly 321.6 million.

The median price for single-family homes was $400,000, up 13% from last year, while the median price for condos was $272,500, up 9%.

Across Quebec, sales increased 20% compared to September 2023 to reach 6,960 units, while the median price of single-family homes in the province increased 7% to $450,000.
